We have the opportunity to purchase 200 additional lots in our development of 460 on the intercoastal waterway in Florida. Client already has 160 sold with homes built and sold, 100 lots owned in inventory with the option to buy the 200 additional. These were foreclosures ranging from 300K 500K. We can purchase for 6-8K per lot but have to purchase all of them.

Client is giving 1st pos lien, 8% return and 30% of all property sale profits for a 3M loan. Over 100M spent on property and completed infrastructure. Client has an additional 1.5M in escrow to build clubhouse, pool, and tennis courts. All permitting is completed and construction is started on Clubhouse and pool.
