I need direct lender who can do this stated loan for me.
PA Purchase,Value 190k, 800 credit, $180K purch price, $108K Loan Amount, 60% LTV, SIVA. She owns a rental property and her current primary. She will be renting the current primary when she closes on the purchase. She sold a property 8/09, she received $90K which will go towards the purchase. I have a self employment letter from her accountant who is an EA and not a CPA, will that be a problem? She is not claiming the rental income on her taxes. Not reporting enough income to qualify.

We can do this Pa loan. We're an Allentown, PA based (SBA Preferred & FHA Approved) Mortgage Brokerage firm that works with many lenders to fund loans nationwide.
If interested, please send me a complete package which should include a copy of the borrowers 1003, credit report, rent roll, leases, and tax returns which should include all schedules. I look forward to hearing from you.
Sincerely,
