Folks---by the end of March, there will be no FHA loans being closed under 620 anyplace. Which loans do you think are defaulting? All of the alternate credit, 563 credit score loans that a lot of you people are trying push through that should NOT be closing.

Guess what? Banks are cutting off correspondents with Default ratios of 2.5%. For those of you that don't understand how all of this works--broker's will not exist anymore.

Think about that when you keep trying to get your 530 credit score borrower into a mortgage knowing they should continue renting.

Real Answers - you are 100% incorrect. Anybody with the ability to sell directly to Ginnie Mae will not be held to any score restrictions like they would be selling to a Bank. It will be up to those banks to determine if ther are willing to continue to close those lower score loans. If you UW them properly you should have no problem keeping your default rate arounf the 4.5% National Average for FHA, but if you close anything and everything below 620 just to make a buck you will end up around 9% like Perfect FHA.

Guess what Seantaylor----Chase Manhattan, Countrywide, Flagstar, GMAC, etc.--heard of them? I am sure all these and others have and do sell directly to Ginnie Mae. Ginnie does not service loans and Ginnie is not the issue.

FACT Sean----All of these institutions have made major guidline changes pertaining to FHA mortgages specifically addressing credit scores and mortgage histories. Why--because they do not want loans that are most likley NOT going to perform (like a 530 credit score borrower) regardless of whether or not Ginnie is going to guarantee them.

As I said, by the end of March---620 minimim scores for
FHA financing.

Sean--you are clueless about what is really happening.

When the FHA program was first made available, there were no loans for the blue collar family. All we had available at that time were FHA and VA programs. THERE WAS NO FICO SCORES AT ALL. People qualified the old fashioned way. Income, income, income. We verified everything, MANUALLY, income, assets, second jobs, etc. FHA DOES NOT REQUIRE ANY SCORE WHATSOEVER.

So as long as there are people looking to buy a home, the FHA will make it available to them regardless of score. If the lenders today do not embrace the families this was meant for, then I am sure the FHA will find a lender to write these loans in order to keep American families in the buying market. It may take sometime, but it just may happen. Some legislators will have to make it happen due to the constituentcy pressure to make it happen.

Is there an underwriter out there who is on the same page with the lender and who will approve with my mid FICO score of 594 (husband 587) and high FICO score 634 (husband 599)?
We are in Houston, TX and I'm tired of looking for FHA or HomePath approval.
It's my understanding that FHA is not credit score driven and the lenders are misinterpreting the Mortgagee Letter which states if a person has credit history then use the scores to rate premiums for Mortgage Insurance... not to approve or deny loans.
Here is the response we received from a Mortgage Rep:

(As the credit scores stand, your loan would have to be a "Manual Underwrite". This means it cannot go through the automated system to get an approval. The underwriters will probably require additional information such as alternative credit, and the interest rate could go up as high as 7.00%! Also, on a manual underwrite, they REQUIRE you to bring at least the down payment or more to closing regardless of seller's concession, down payment assistance, or whatever.)

Hubby and I are desperately trying to become 1st time home buyers this year. We are doing everything from "piggy backing" positive counts to credit repair. We need a loan for under 600. We are stable, but hit financial snags like everyone else in the year few years. We still have to pay rent, but would prefer to invest it in a home of our own. We don't want a mansion, just our own. We have run into nothing but "no'ers" and "nay" sayers, but I know that there is someone out there who will give 'us' a chance and not judge us with everyone else. I have traditional credit and my middle score is 521 with a medical judgment from 2006 (unaware to me from out-of-state) that is being settled for less than $1,500.00. I don't know who to open credit with to raise my credit limit because I don't have credit cards, or furniture debts, or other lines of credit. I basically pay cash for what I need/want. I have been on my job for 4 years. I earn decent income with three school age children in the surrounding area of Dallas, TX. How can you help me in this situtation to become a homebuyer by November 30th?

My wife and I rent in IL and want to clse on a home by September. We want to go through FHA and our Middle Scores are 602 and 603. We have four credit cards with not high limits ($1150, $800, $750 and $500) Combined they are at 91% to its limit. We made payments on all of them today and with those payments they each average 35% limit. Will credit score go up know and if so by how much and when. We have had these cards for over 3 years with no late payments. Combine income is $80,000. Will scores go up to 620 or is there a lender that will lend to us if we do not meet 620.

September 2009...The loan brokering industry has changed significantly over the past few years.
One of the main changes is on their minimum credit score requirement on FHA VA Programs.
Many wholesale lenders are requiring a 620 minimum credit score.

There's Hope!!!

We are a family of 6 with one disabled child and we are the Kinship Guardians for a 17 month old. We work hard and are good people. We tried to start our own pest control business to get us off of welfare years ago, and because the government took their time processing our paperwork and gave us the run around, the spring came and went and so did our potential customers. So we ended up filing chapter 13. We are renting a 3 bedroom and have 4 children now. We were not expecting to move or to have another child. But her family are drug addicts and violent so we did our Christian duty and took her in. We love Alexis just like we love our 3 sons! But CPS says we have to have a bigger house. We found one that values at $98000.00 and sells for $40900.00. Which would be less than what we pay in rent. It has central heat and air, the house we rent does not have heat so we have to use electric heaters and it drives the bill up to $600.00 or more. This makes us late on our rent, late, but we pay each month! We have been here for over 2 years! We do not smoke, drink, or do drugs. Yet because we have a credit score under 620 and no down payment we can not get a loan to buy this house! I see you argue about rates and scores and make comments about how under 530 people pay and do not like it. We are not all deadbeats. We put our son first and had to take him to doctor after doctor in other cities to try to find out what was wrong with our baby. He has Autism and Right Temporal Epilepsy. He will probably need to live with us for the rest of his life and that is just fine with us, we love him! We are just thankful that he will be with us, and does not have something terminal. We need a loan, no down and closing wrapped into the loan. It is a Fannie Mae foreclosure that we are trying to buy. Can someone help us? We have been given the run around for weeks. Yesterday a man in Dallas said he could get us a loan through USDA, so I let him pull our credit, then he comes back and says that USDA wants us to be 3 years out of discharge, we are only 2 years out. We have been working on a daily basis to get our score up. We have been paying double payments on our credit card to bring the score up and that man brought it back down! We are eating weenies and mac in order to pay extra on all the bills to do the score and still nothing!

Strider and Real Answers, I would like to see you walk a day in a poor person's shoes. Not all of us are worthless! And no we are not proud of our scores. But I have to tell you, that the entire score system is wrong. They punish you if you pay off your debts! And we were in chapter 13 for over 3 years and paid each month and were never late! Every company we contacted 2 years ago told us to convert and they would funs us 1 day out of discharge, but they did not. So the house we were leasing while we tried to get a loan was sold out from under us for more money. We live in a rural community so there were no rentals at the time. We lived 2 months in the Texas heat in a tent! Do you think we sat around and cried oh poor us? No, we made the best out of it and became even closer as a family! Maybe you did not get enough love when you were a child!

I know Flagstar, but I heard they are difficult. Someone also told me Chase, but I don't know.

I am in the process of buying a house (signed contract, whole nine yards), but my lender just pulled a re-score after we had a judgment removed, and my highest score dropped 70 points because a collection agency reported an old debt as new! Now my mid-score is below 620. I have my down payment and closing costs, and have been on my job for over two years. My lender is working with is credit management people to try and get this fixed, but if we can't get the score back up, he won't be able to do the loan. Is there anyone in AZ that can do an FHA loan if my scores are under 620? I promise, the payments will be the same as my current rent, which I have paid on time for over 2 years, as well. I have also been making a car payment every month for 2 1/2 years, and it will be paid off in January. My credit scores are low because of my divorce seven years ago, but my recent history is good. I am not a risk--please help!

First American Mortgage Trust is doing down to 580! We specialize in FHA fallout between 580 and 620. Great product to add to your arsenal. You should be able to easily close 3-5 additional loans per month with this product.

I have been in the business for 15 years and will not mislead you, this product is a great niche right now with everyone moving to 620 or even 640 minimum on FHA.

Think about it this way, if you close 3 additional loans per month at $1000 net revenue per loan that is $1500/mth or $18,000 per year! How many loans between 580-620 have you had to turn down this month? Are you leaving money on the table? Call me to discuss.

We live in Florida and recently inquired about FHA financing on a home (needing renovation) which we were told could get financing through FHA 203k loan for one loan. Then they came back and said had only one lender for this and credit score must be 620. Husbands score is 580 -589. No debts, solid job & income. Have the 3.5% down as reqired more if needed. But the credit score is a deal breaker.

Is there anyone else in Florida who can do the FHA loan with his credit score (I am a housewife) He will be responsible for the loan repayment and our recent credit is just fine. I've a credit score of 607 (just told today by a broker who couldnt help)
I have not had a gap in employment since 2007 (I was still in high school, too)
I started a new job making 45k+ a year as a Conductor for Norfolk Southern, just started two weeks ago though...
I don't have any bad payment history, the broker I spoke with said that due to all the credit I have applied for my score lowered. I was definitely unaware of that
I got married on the sixteenth of October. My wife will cosign, but her credit is like 545 or something like that.

Im an active member of the ohio national guard, for what its worth, I also get paid from the guard monthly.

I am trying to get approved for a home loan. Details listed below. I recently was speaking with a lender that said that we could get apporved but at the last minute she said that our middle score was only 614 and we needed to have atleast 640. My wifes scores are not good so we are trying to find a lender where we can just use my scores. The lender that we where working with said that was fine as long as my wife did not have anything open on her credit such as a car loan. I have checked my scores through several different places but I seem to get different scores everywhere. The score that lender pulled where as follows. Experian 640 equafax 614 and transunion 594. Is there anyway to get qualified for a home loan with a competitive interest rate with these scores.

Looking for a loan, in Hawaii on big island in Lava 2 zone. House is valued at 179,000. land 15,000. 3bd 2 ba or 1 acre. sold for 235,000 2 years ago and is a short sale. We are in escrow, price is 95,000 bank excepted.
I have two incomes and husband 1 income. Can't use his credit, gave his x wife the house in divorse in 2006, she let it forclose after divorce, his name was still on the house. He didn't know, he thought that once he gave it to her it was hers.
We make 5100. a month. NO BILLs except presant rent. Low fico scores from my divorce in 2007.
540,540,614. X refuses to pay to bills he was awarded in divorce court. They have been charged off. Have excellent mortage history. Have 5% to put down for loan.
Had bank, until they found out it was lava 2.
Please, closing is set for Jan 31, 2011. I am going to try to push back the date.

I live in WI and I'm looking to buy a house soon. My middle credit score is 609, the last I checked anyway, and I've had the same job for 13 yrs. My income is only 22,000 annual, but I'm only looking to buy a house around 45,000. My credit dropped with my divorce and I ended up filing chapter 13 bankruptcy in 2007. We are due to close on a $279,000 home May 17, 2011. We were approved to build a home 5 months ago. everything was fine till two days ago, we pulled our credit on the15th and we had a 660 credit score, we then called the lender to pull it and they got the same score, then three days later for some reason the lender pulled the credit again and my score dropped down to a 613. there were some old account from yr 2005 that showed up from a collection company now my lender wont do the loan. please help

we can use VA

we have the 3.5% for FHA

we will have 4600 in reserves

we havalreadydy put down $6667 with the home builder

Looking to get approved (we live in WI) for a mortgage with Transunion FICO score of 613 and Equifax FICO of 621. Not sure of the Experian score since they no longer let you purchase them yourself. However, I believe it is higher than the rest but not quite sure. We have a few small collections of which none are recent. We can pay those at closing; just did not want to pay them off now...we were told they could lower the scores at first...? Thank you!

Housing DTI will be good and they don't have any other payments other than Gas and Electric and Cable. I have found a home in Virginia a FSBO. I want to offer $147,000.00 assessed value is $154,500. The average home in this area for the same size of home is $140,000 days on market over 60+. This is a townhouse. I contacted a local mortgage scores are 551, 595 and 601. I have two judgements, one is on a payment payment (could pay off) and the other one is paid off still on credit reports. I sent letters with a copy of the paid letter to each credit bureau. I hired a credit repair attorney to removed several old files in March 2011. They have removed 4-5 old files still in process. The mortgage said they could send in USDA but they would pick the file. I am writing because I have recently been told I cannot obtain a VA loan through VA Mortgage Center .com due to my credit score of 520. I am a disabled Veteran making net 3200 a month with no reoccurring bills (all vehicles and unpaid debts are paid..only rent and utilities remain.) My credit situation is due to in-part to my disability, in-part to devious lending practices and my own ignorance (foreclosure in early 2008 after months of trying to negotiate with the bank.) and in part a divorce. As of this date, I find myself as a single father of two wonderful sons looking to the future with a permanent disability after working steady from the age of 9 (commercial fisherman in AK), 6 years in the US Navy and 10+ years with Semi-Conductor industry as an optical Engineer.
As such, I am motivated to move to an area of the country that has a lower C.o.L (cost of living) index - namely Georgia. The area enjoys a 85% on the scale (100% is normal, Salem/ Portland is a 110 to 120....) which is utopia for me as my dollar will stretch further. In addition, there are several properties that will suit me for rental income in addition to my fixed allowance. I am looking for no more than 140,000 dollar loan, which I can easily afford - even with an elevated interest rate. Please, if you can help me or know of someone who can, I would greatly appreciate your efforts and time. I am trying to make a life change for the betterment of my two boys.

Is there any lenders out there that will finance for

a) less than 20% down.
b) Bankruptcy 2 years ago
c) Home discharged in the bankruptcy but loan company filed public records stating foreclosure, credit report says discharged.
d) Credit scores of 670's

We had perfect credit until I lost my job in 2008 and had to make the decision to file bankruptcy and walk away from everything.

Today we are in a better place financially and would like to be able to purchase in this market when housing prices are low to keep our payments low. We have tried looking for lease to own opportunities, but they are far and few in between or not in the area we are looking for.

I am looking to get into a mortgage loan for about 250000. My experian credit scroe is 610 and my Finacee's is 548. I have a bankruptcy from a previous marriage that was discharged back in 2005. I have 3 credit cards which are current and my Finacee has no debt at all just a low score. He has paid everything off. I will be finish paying for my car in August of 2012 on a 48 month loan with no late payments and prior to that I paid off a vehicle within a year with no late payments. We are currently renting and that rent is $1650.00 monthly and I have never been late on those payments either. Is there someone that REALLY help us within the Illinois area?

I am a disabled veteran. Discharged in 1999, under medical conditions. I went to college and obtained an undergraduate degree. During the past 10 years I have lost 23 jobs. Fortunately, my last job was with the VA. I learned of mental disorders. I have been awarded 100% service connection and am receiving monthly income of $3715.00 from VA and $1444.00 from SSD. Of course, the inability to maintain employment caused my spouse and I credit score to go into the dumps. I have been cleaning up my credit for the past year. My wife also has a degree and is employed with Memorial Hospital and has an annual income of $33051.00. Combined, our income is $7759.00 monthly. Now in an attempt to repair our credit, we filed chapter 7 in 2005. Since then, we have purchased 2 vehicles with on time payments and paid off. Currently have a few more minor bills with on time payments as well. There were a few judgments on our credit report that we were not aware when we filed for chapter 7. All judgments have been paid off. After using the Lexington Law firm to get started, we have cleaned up our credit report as much as possible. Our debt to income ratio is less than 20%. I had a lender pull my credit score this morning and learned that my scores are 585, 609, and 648. My wife's credit scores are 636,647, and 642. Now I have received my VA certificate of eligibility and all bills have been paid. The only problem that we have is bad stuff has not yet fallen off, and we chose not to have credit cards. As of now, we have save right $11,000 in our saving acct, adding $2500.00 monthly, while living in comfort. We have lived in the same rented house for over 7 years, and there has been on negative items added to our credit report in over 4 years. Once again, items after the BK was identified and paid off.
Now there are lenders out there that will be able to assist us, as identified by my research, you are my first shot. Once again, our income is verifiable. I have a copy of the credit report that was emailed to me by the first lender for review. I am able to forward it to you if needed. I am choosing not to request another report be pulled as to not lower my score any more.
We have attempted to reestablish our credit. We have financed 2 vehicles and paid off with no late payments. I am currently paying for a boat with no late payments. I co-signed an auto loan for my daughter with no late payments. Yet we do not have a credit card with revolving accts. This was by choice.
Now I have a median score of 609, and my wife has a median score of 642, and income in excess of $7150.00 verifiable bring home pay... (After taxes)...are you able to assist us?

My wife and I are currently trying to get aproved for a home loan for $89,900. My credit score sits at 580, everything on my credit report is medical collections from when I was between coverage. A total of only about $1,500. I don't want to be contacted by debt consolidators or be offerd a bunch of programs, I am taking care of my medical collections on my own. First Time Homebuyer. I am wanting to purchase a home in Madison Wisconsin--single family residence. Currently, from what I have been told by Wells Fargo, my middle credit score is 536. I have had some delinquencies on my credit as well as some old collections. Currently my debt to income ratio is high due to student loans as well as a vehicle loan. I had some late payments with student loans, however am working on getting current right now. I can put down more than 3.5% if that helps. I am currently paying $825 per month in rent...that is why I am looking to purchase a house so I am not throwing my money away. Everybody, please beware. I have spoken with a lawfirm as well as a realtor regarding Webs and Yola Mortgage. They appear to NOT be a reputable company. I am just going with the information that I have seen, however I am just putting the information out there. I did go through them, got the pre-approval letter real fast, and then they wanted $100 sent to them via western union (to cover the application fee as well as pulling credit) and to open a checking account at the bank where the mortgage would be....please watch out. I'm with First mortgage corp we do FHA streamline no credit pulled don't care what fico is need mortgage rating for 12 months only cannot have any mortgage 30 late's in last 90 days not more than 1 in the last year. No income, we do not care if he started his job yesterday all we want is to call and verify he has one. No appraisal. We service about 3.5 Billion of our own loans.
