Looking for feedback good or bad...

Anyone actually ever closed a loan with them???

I have a file C2C with them, they are supposed to be wholesale lenders, and when the borrower is supposed to sign docs 20 minutes from now, I get a call from the title company saying they said it will fund anywhere from tomorrow until up to a 1 1/2 for a purchase...

This company is the worst!
They answer my tag for a jumbo loan. The loan agent says yes, we can do it, no problem. He promised to call me on a Friday. He then emails on Monday to say he apologized for not calling on Friday as the underwriters were too busy. Then he says he´ll call me on Tuesday, the following day. He then calls and tells me their JUMBO loan product is not available for another 3 weeks. I say OK. Then I called him to discuss another loan & then he says the loan program I requested is no longer available. I was about to cuss him out but I decided to hang up the phone while he was giving me another apology.
Stay away from these people. They are truly incompetent & no wonder. With an oddball name like TRIUDANUM you might catch something!

I am the cotton picking customer that is waiting to have the funds to close!!!! my kids are living out of boxes...no christmas in sight...movers...delivery people, utilities all up in the air...i was told lies from the start! someone new the truth all the long and to be handled in this way is unacceptable! i need help!!!!!! i am going to get to the bottom of this...thanks becky for your help...in covering up this huge injustice and unprofessional manner! people knew about this cover up and im the one to pay with no home till whenever? my children are devastated when we were looking forward to getting out of this horrible living situation with my ex husband before the holidays!what kind of business ethics are in play here? Vankeef Financial is brokering me out to this unknown other broker with lies and no one can help me! my rate was a lie, my closing was a lie and now the funds to close is a lie!!!!! help!!!!

I am going to take the time to respond to this only because I refuse to have mine or the company´s reputation dragged through the mud. Nothing was covered up or misrepresented to this client whatsoever. This is a SIVA deal and we all know they are not easy to close lately. We had the borrower submitted to a few lenders in order to have a backup lender just in case. The rate that was a "lie" as the borrower stated was locked with a lender that denied her. The borrower signed back in November at a rate of 6.75% and was locked with Triduanum at 6.5%. We found out 20 minutes before the borrower was scheduled to sign that it would not fund the same day. Having never used them before I posted here * a place for brokers* asking for feedback to see if this had ever happened to anyone else. I had a C2C on this file with them for weeks but had to wait for the house to finish being built. There was no cover-up as the borrower claims and no lies! We have been completely honest throughout this entire process. Also Triduanum claims to be a Wholesale Lender so we were not brokering this client to another broker.

In response to your response...I don´t think so! No one told me that I was going through a few lenders at the same time. I was told I was with the same lender from the begining which was not true. I was told that there were back up lenders in case. No one told me I was denied at any point once I made app with your company! I was told I was locked in then I was denied? I had the good faith with the 6.%. Don´t you think I should have been told this? Don´t you think I should know whats going on? If you use these companies in California are you not up to speed on their policies? Do you just pick someone out of a hat? I was told that there were back up lenders....don´t you think these would be people you used before to verify their credibility and policies? Also the house was finished prior in order to close in time. According to your set date. I was told the program was going away after the 15th of December and HAD to close and funded that same day. This was also told to the builder! Then was told the last minute that the lender was so backed up and they were making an exception to extend the program past the date. I had made arrangements to move being lead to believe this date was in stone....They were going to extend this date now just for your company because you did business with them before. This is a lie because the lender had told me this. They said they never dealt with your company before. Explain that. They also said they know nothing about this program going away by the 15th and needing to close and fund on the same day. They also said they explained to you in November when application was made about the funding process not being on the same day. Whether you used them before or not don´t you think its only right to find out ahead of time all the policies? This is your area of expertise is it not? Now the lender is telling me it may be up to two weeks after Christmas till they will fund! What kind of crap is that? You can try to clean it up all you want but it stinks no matter how you slice it! Everything is up in the air and no one is taking any accountability. My children and I are in limbo because of the dishonesty not to mention no house no Chritmas and no answers.

I would suggest that everyone stay away from them client signed on the 15th they still have not funded now there are a bunch of excuses. Luckily the lender we were going through first finally came through and we should be able to close her through them.

In more than 8 years i have seen bad lenders, bad service but this is the worst, this people is not honest and profesional to tell you the truth. A loan signed on Nov 26th is going to be funded the first week of January!!! STAY AWAY FORM THIS LENDER

has anyone out there ever funded a loan with these guys? i know all about there docs with PTF conditions, and how funding takes 2 weeks after signing, but is there any glimmer of hope at all. can someone please tell us that they have at least closed on loan with these guys. btw i have two files with them, and i am wondering if i jump ship now and smear them forever?

Just a word of advice. For anyone that is thinking of canceling their "closed deal" with this company, you will need to make sure to get the paperwork back and CANCELLED from Triduanum. Otherwise, they can make things very difficult for your client.

Just FYI- they never funded the deal all we got was excuse after excuse, we ended up cancelling the deal. Make sure you get the cancelled note back for your client for thier protection, they will send it to you. Thier website says try them once and you´ll never want to use anyone else, I can´t say that. This was our first and last dealing with them.

WITH ALL OF THE BANKS GOING OUT OF BUSINESS CURRENTLY (ABOUT 120 IN 2008) SUCH AS WACHOVIA ETC. MANY OF THE WAREHOUSE LINES OF CREDIT USED TO FUND YOUR CLIENTS PURCHASE.

IF A BANK GOES UNDER IN THE MIDDLE OF A FUNDING, THE LINE OF CREDIT IS DROPPED AND IF YOU MAIN LINE IS THROUGH WAMU AND YOUR BACKUP THROUGH WACHOVIA AND THE LAST RESORT IS INDYMAC AND ALL THREE ARE OUT OF BUSINESS WHAT COULD YOU EXPECT TO HAPPEN TO YOUR LOAN.

SIMILARLY IF YOU WENT FOR YOUR LOAN THROUGH WAMU, WACHOVIA, OR INDYMAC DIRECTLY... WHAT WOULD HAPPEN TO YOUR LOAN IF THEY WENT OUT...

GIVE THEM A BREAK THEY JUST FUNDED 2 LOANS FOR ME.

We closed a loan with them, we were promised funds in a week,the day after we closed, it was never funded, 3 weeks later still no funding just excuses. Now the person that answers the phone says they are not doing any funding nor is anybody even around until after Jan. 5th. These people should be locked up. I wish we would have seen this site before we signed. I do not believe anyone is actually getting funding. Why would a company do this. What is the scam? Are our signed docs being used to secure funding for them? or their cedit line. Obviously something is not right. Every customer in every state should file a compllaint with their state and put these people out of business.

Well it makes sense then why we haven´t heard from Edwardo...if the office is closed until the 5th than my guess we´ll hear back from him on Monday, lol!

Do you really think that we´re all that naive to believe that they funded not just one, but both of your deals and nobody else. I´m gonna call it what I see it, BULLSH*T!!!

Edwardo; You expect us to believe that the financial institutions that were going to fund all our loans all went out of business within the very week after we signed the docs. As for us it showed on the docs who the loan was being sold to and quess what, they are still in business and no funding. I wonder if they even know they are part of this fraud. They will next week when the State of Florida investigates this complaint.As a matter of fact I will call them myself next week to see what they´re position is in this case. I can´t believe that a reputable bank would want to be associated with them or be a party to this fraud.

Edwardo; You said you had gotten funding from them, why are you so upset. You could have been any of us and gone through closing and never seen a penny. Their web site is off. We were told when we called that all documents were being shredded and they were going out of business, and we should find another lender. So much for funding. It would have been nice if they would have been honest with all of us instead of the lies and stall job until after Christmas and New Years.

Their whole staff is lairs, fakes, and all involved in a shady operation. We all need to stand up against this and complain to DRE. These institutions are the back bone of a melted mortgage crisis and should be held responsible for their actions. AS real estate professionals we cannot allow this to happen. Some of us only work as agents and this is our full time job and to have a company such as Triduanum Financial and its designated officer/ broker, Christopher Jared Warren # 01839808, who is also the FUNDER at Triduanum Financial fool all of us should not be acceptable. His license should be flagged by the DRE if not revoked. For those that think I just have hot air under my belt because the two loans that were supposed to fund before Christmas and which would have made my families holiday a little brighter did not I have some insight for you. You see what this company was doing is promising all the loans they can muster that they will fund. Triduanum executives, or should I refer to them as corrupt agents with no license from Ameriquest, were to promise the world to all its clients, gets docs out for signing, and package loans hoping to sell them to investors. Now everything is all good until the investors caught on and realized that these executives were fulfilling conditions on their own to provide to the funder, Christopher Jared Warren also the designated officer, for condition review and sign off; since these investors thought good old WASP Christopher Jared Warren would never cheat them sent wires blind folded until they realized that people like Madoff are all around and pulled back all funds which is why Triduanum needed to close its doors. I guarantee you that if nothing is done about this Christopher Jared Warren will reestablish another LLC and start this crap all over again by hiring incompetent and unlicensed agents to do the dirty work. I had a couple of loans funded with them a while back, but those i had in progress all fell out as of yesterday. I´m as pissed as you. I have them chance, some of this was understandable but now I have to go elsewhere.

I am lucky in that mine were re-fi´s not escrow closings.

Need Funds:

Am I the FUNDER or the FOUNDER? Eloquent, and beautifully stated. All the better though, because our executives are unlicesed? I am a DRE broker and we hold a DOC Banking license, and a New Mexico Banking License as well.

The comparison between Medoff and myself is impressive, but demonstrates your intellect. Medoff ran a multi-level panza scheme actually steeling investors money hand over fist to the tune of $50b. Triduanum got licensed, got a line, started funding(yes we actually funded over $10m before becoming over-capacity), and then took on way too much business.

I should have stopped taking new applications shortly after launch but I thought I could fix it with additional warehouse funding. We failed to secure additional capital by the first of the year, and our over capacity issue led to a horrible quality of service.

We havent stolen a penny. We have let a lot of people down. I understand that. I apologize for that. But yet another lender startup and shut down shouldnt surprise anyone, I mean arent we all used to this? How many lenders are the implode list? ......

Furthermore we arent shredding anything that doesnt go into our digitial imaging systems first. We still are running a skeleton staff. Our website isnt down permanently is experiencing server issues with the host.

I intend on being operational again at what time or date I do not know but I did know that I needed to tell people if your loan wasnt funded it wasnt going to anytime soon as we had failed for the time being to raise additional cap.

So the Medoff comparison doesnt hold up, not at all....and I did something I dont know about, please stop slandering people when really what you have on your hands is a small correspondent that got over capacity and then the resulting turn down of files not already funded.

Also of our senior management team: President, Vice President 1, Vice President 2, General Manager, Operations MAnager, only ONE ever worked at Ameriquest, and thats me, and I hold a brokers license so I dont know what unlicensed agents you are referring to that work under our DOC license.....yours was just a very angry, mis-disrected, and not understanding rant.

Dont you think the people that got hurt the most here were my employees let go and/or my investors(of which I myself am one) that had our cold hard cash, time, and sweat equity invested in this project? Shouldnt the only one going on rants about how the world sucks and this and the other be me and my management team or staff??? You lost two loans these guys lost their job I lost six figures of investments ..... but we will see, I am not toppling my king it is not over and we will see what happens from here. Just saying....keep things in perspective.

Thats exactly what i said. You all are making a big deal about something that happens every day in the current market. WAMU - Wachovia - Indymac - FANNIE MAE - FREDDIE MAC...................... and you are all surprised when a small startup just a few months old stops accepting new loans and cant do the ones they have. Yeah it sucks we can close with these guys but could go elsewhere.

More power to you Christopher although it sucks to explain this stuff and look like an idiot to clients - when all these guys are going under you have a funding problem because you have to many loans for your capacity.

Let us know when you come back, ill give you another shot. Way to persevere.

You're posting on here about how legal you operated and not even a month later you post a memorandum on the Triduanum Financial Inc official website stating how you are a fraud and have been for the last what, 8 years? How you were raised a fraud and none of it was your fault because you were trained that way? And how there is an indictment for your ass right around the corner? So I'm assuming all of the runaround these people were getting back in December, early January was because your entire fraud system fell apart and you couldn't get any one to take your fraudulent submissions? All in all, I like your plan to correct the system although I hope someone else uses your ideas why you're sharing a cell with Bubba you fucking douche bag!
