My realtor friend seems to think that they have been bought by another lender...

I´m competing for their business and would appreciate any "useful" info....

Home123 is the retail arm for New Century. New Century is currently in bankrupcty; it is too soon I believe for the Court to approve a partial sale of assets.

I don´t understand how anyone can be competing for business from HOME123????? We can´t do anything. But, our doors are still open and the paychecks keep coming so we are keeping our fingers crossed that someday soon our company will once again be a front-runner in the subprime industry.

Question: I was visiting a County Treasurer the other day and he told me some of the lenders did not pay the taxes on property they hold the mortgage for 2006. He said he called them, and at least once was told to sell the property in the upcoming tax sale, they were bankrupt, they didn´t care.

Could this be a larger problen for 2007?

When a lender goes broke, how does that effect the escrow service?

We were told by conference call on 4/2/2007 that Home123 was dissolved due to New Century filing BK. I received my final paycheck dated 4/13/2007. It included 2 weeks severence pay and all accrued vacation hours, just as we were promised on the 4/2 call.
Home123 was a great company to work for, I think that New Century should have sold us off before they got in too deep of trouble. We were very profitable and held them up for quite awhile befor ethey went down.

I´m trying to pay off a loan that was originated by the anyloan company dba home123.

The interium assignment was never filed for record and I´m trying to find someone who might have a contact name & Telephone # for an officer who could execute.
New Century was to fix this but now all my contact numbers are disconnected right before the holidays. Please advise.

I´m also looking for contacts for Empire Funding, Cambridge Group Inc and Newport Pacific Funding Corp with the same problem as above.

I am responding to Aircastle´s question about finding someone who might have contact names for the former lenders who are no longer in business.

As a former mortgage company Compliance Administrator responsible for licensing, I can tell you all companies doing business are required to be registered with the Secretary of State.

At the time of registration the corporation must also provide the name of a ´agent´ who will accept mail and legal filings on their behalf.

Most registered agents have the authority to execute documents for the company or have the ability to contact a former officer of the corporation who can execute the document for you.

You can locate the registered agents name and mailing address in the California Secretary of State´s homepage: http://kepler.sos.ca.gov/

I hope this information helps ~ Good Luck

by Brandivation September 3, 2008 12:00 AM

Home123 is currently looking for a funding partner/origination partner. You may remember that Bob Vila was the national spokesperson for Home 123 for 5 years and that Home 123 was the official mortgage company of NASCAR. Over a 10 year period $130 million was invested to develop this fortune 100 trademarked brand. During 2005/2006 alone $24 billion was closed under the Home 123 brand as a division of New Century.

We at Brandivation acquired all of the Home 123 brands (including Casa 123, Anyloan, home123loan etc) out of bankruptcy court last year and are looking to replace our current lending partner. We also have a key executive on board who developed and managed the Home 123 brands from inception up through the time of their sale to New Century. At the time of New Century’s bankruptcy, the Home 123 brands were carried on their books at $70 + million. Brandivation will license the Home 123 brand to the joint venture. Brandivation is seeking a joint venture where our partner would retain effective control of 50.1%. Our projections will illustrate net income after all expenses of approximately 130 bps. The above market net income is achieved through Home 123s low lead acquisition cost and a low sales cost for our centralized business model that is based on captive in house business. By simply recently turning the website back on, with no marketing initiatives being undertaken, we are currently receiving a couple hundred form a month.

Along with national brand recognition, Home123® will provide the joint venture with:
• A real-time exclusive branded leads
• A fully developed integrated marketing platform that includes vanity numbers (1-800-HOME-123 and others)
• A call center integration module
• Potential cross-sell revenues
• Extensive library of marketing collateral
• Social network advertising platforms
• A unique self-contained lead generation and affiliate management platform, www.home123partners.com; whereby prospective companies can earn revenue by advertising the Home123 offer and participating in numerous branded marketing campaigns.

A detailed marketing plan and Pro Forma outlining the opportunity are available. Contact Home123 at 203-402-0300 for additional information.
