Need Lenders for Manufactured Homes - leased land as well as with land

I would like to get names and contact information on LENDERS who will finance Manufactured Homes on Leased Land as well as those Including the Land in the Purchase.

I am not referring to BROKERS, or SUPER BROKERS, such as ones mentioned in other posts elsewhere on this site. A true lender that has a Wholesale Division working with Loan Officers at Mortgage Brokers offices is what I am looking for, not ones that deal directly with the consumer.

Do not refer JCF Acceptance or MH Loans, as they are not lenders, but rather only super brokers who pose as lenders. I had an unfortunate incident happen with Jack Jordan himself, and noticed other posts on this site about him as well, warning others of his unethical behavior.

Once you submit the application and your client's credit report, you are given one rate, then your client is called behind your back and given a low ball rate in an effort to steal your business. I've never encountered such unethical behavior before, and I do not care to repeat it. It gives our entire industry a black eye.

World Net Capital´s MH-DIRECT Programs are wholesale ONLY and nationwide (except Alaska and Hawaii)and offer purchase and refi mortgage financing on HUD Code manufactured homes = singlewides, doublewides and triplewides.

Homes not over 25 years old, must be taxed/titled with land as real property and must be installed on a permanent foundation.

FULL DOC, rate/term only for Owner-occupiers with 2nd/vacation homes OK.

Purchase 95% LTV with a 5% seller concession allowed and no MI. Requires a mid FICO of 620 or better (score required of both primary and any co-borrower);

Refis: Require a mid FICO of 640+ for an LTV up to: 75% on singlewides, and up to 95% on doublewides and triplewides.

Current base rate 7.895 + variables and adjustments so figure a "real" rate of high 8s to high 10s.

Dbl wide on 6 acers 636 middle score, social security income, They are co signers on fathers credit cards (2of them) and father filed bk ch.13 and included 2 credit cards, *but bk isn´t in borrowers name*. Need highest ltv I can get. Anyone you know off?????? FHA will have problems w/ cosigner and bk.

I put maybe at most 3 loans per month through JCF Acceptance, have never experienced a problem. I have never had them call and solicite my customer. Sounds a little odd, as you sign a broker agreement that is legally binding. I have never heard of MH Loans though, this could be the confusion.

If you are looking for National Lenders for Manufactured Homes in parks and/or leased land, I know of only three "lenders" and yes they all sell their loans, so this might not fit into your catagory as lenders;

I am the owner of this property it is assessed as real property .clients were getting financed through Bank of Albuquerque everything looked great until the appraisal came back no hud tags we have searched in and out and nothing this home is on perm foundation. Purchase price is 73,000.00 the appraisal came in at 75,000.00 this was a freddie mac loan .
we are having to get this financed like yesterday could you please rush this. their is no hud tags what so ever the reason we know the vin # is because we hired a title company who works with MVD to re assign a vin which she did . In the meantime we had another person researching at the courthouse and came across a 1973 with the same address from the previous owner . This Property is prime property in the fast growing city of Los Lunas located 30 miles south of Albuquerque.
we have been waiting for 4 mos to get this financed . we would like to close immediately .have any questions on the appraisal.Look forward to hearing from you

I have been trying to help my daughter find a mortgage for a mobile in a park on Long Island. It is a single wide and was built in 1974. I cannot even begin to tell you how many places I have written to and called. All tell me they do not do single-wide, nothing before 1994 (some are willing to go back to 1984)nothing in a park, etc., etc. There must be someone who does the loans on these homes, or the owners would never be able to leave. The park does not allow them to be leased and it stands to reason no one wants to live in the same place all their life.
If anyone can give me an idea how to proceed, please do so.
I have tried SACU - no response, Green Tree - no new loans, Trian - Not New York, Origen, only mobiles up to 12 years old, Vanderbilt - no response - Montery Bay - nothing prior to 1976 -Key Bank - don´t think they do those any more -

Home Girl - the only half-way reasonable loan for single wides, that I´ve been able to learn of is FHA or VA.

Owning a home nowadays is quite difficult as mortgage companies and lenders are now making it difficult for people to get approved for one. Also, recent changes in the rules about lending may cause you to pay high amounts of fees before you can actually get approved for the loan.

I have a 2006 Mfg. home. Land I'm on is about to be sold/foreclosed. I have a lot I've found, and would like to purchase it , and finance my home and land as one loan. I've also had a offer from a 3rd party to purchase my home, and the lot, and sell back to me as package. I'm in Conroe Texas... but am having NO luck in finding a lender. My home is finance thru 21st Mortgage, but they declined, and just my interests rate for the home thru them is a rip..... I'm looking for a lender, not a broker. I work for CountryPlace Mortgage which is owned by Palm Harbor Homes. Myself and a team of others run our wholesale division. The long list of wholesale lenders listed in the reponse below needs to be revised as there aren't many that have a hand in manufactured home lending. We have a minimum 650 fico score but will lend on manufactured housing as real property through FHA and Conforming Conventional channels (of course there is no private mortgage insurance available in the market for conventional loans on man homes so 20% is required). 96.5% loan to value through FHA and 80% loan to value for conventional.

We are really more geared toward community banks and credit unions than any mortgage broker but I'm open to have a conversation. 95% of what we do is manufactured housing and I've spent the last 9 years prior to this position originating between 1.5 and 2 million in man homes monthly. We provide training for loan officers and processors is you are an approved broker or correspondent.

My husband and myself have called several mortgage companies requiring about a loan for PRE-HUD manufactured home.
1974 Manufactured Home ON Perm. Foundation With Walk-Out Basement, setting on 32.39 Acres. We have been told NO by practically every lender. Now our bank will help us, because they don't have to follow any guidelines, BUT we have to come up with 15-20% down. Who has that kind of money, we sure don't. If anyone can help please let me know. I even got a hold of HUD to see if there are any loop holes that could apply to this home. No luck there.

I just listed my home as FSBO and am looking to get lender info for any potential buyers. This is a 2004 Manufactured Home with HUD tags(on both sections of DW), titled/taxed as Real Property and is tied down to land, which is being sold with the home as one package. I have alot of first time home buyers and people looking for low down payments interested in the property. I need someone I can refer them to for potential financing. I own a 16 year old 2000 square foot manufactured home that is located on 20 acres. I’ve recently survived a divorce which should explain my poor credit report, but suffice to say, there was some pretty nasty financial sabotage going on during this ordeal. My credit score is below 600. I am 3 months behind on my present mortgage. I owe about $65,000 on this loan. I have over $20,000 in credit card debt. The interest rate on the mortgage is 10.5, and the cards are around 21%. I’ve applied for FHA, but was denied 6 months ago.
My assets include a home that was appraised at $180,000 two years ago. I have worked with the same company for 22 years, and earn $4,100 a month (gross).
I wish to refinance in order to absorbed as much of this debt as possible. HELP!!!

You are not going to be able to refinance with your credit. Contact your mortgage company and ask what type of program they can work out for you. Ask for a forebearance. If approved, the payments you have missed will either be tacked on to the end of the loan, or the Lender may increase the monthly payment to cover the deficit of payments until they are caught up. If the mortgage company will not approve the forebearance, consider dipping into the 401-K to catch up the payments. Your priorities should be 1.Food 2.Child Support 3.Housing 4.Transportation. If you want to keep the property, get a 2nd job. Throw away the credit cards. Don't even think about paying on them until the house is caught up. Many times, credit cards will settle for less than what is owed.

You need to get yoursolf on a budget.
No eating out, no vacations, nada. Check out Dave Ramsey's program. I don't work for him. He has great strategies for helping people, and book is very reasonably priced.

I am trying to purchase a manfuactured home that sits on 2.5 acres. Home is a 1998 Patriot. I have an avg credit score of 650+. Purchase price of home is 66k. Appraised for 101K. The seller / seller agent initially listed the home as a 2004. So that was what I took to the lender. Now as the appraisal came through come to find out its actually a 98. Apparently, the home sat on the dealership lot unsold until 2004. So now Im faced with the fact that the lender may not now approve this loan because they have strict guidlines about NOT lending on homes over 10 yrs of age. Any suggestions? Any lenders that loan on manufactured homes over 10 yrs of age??

I own a home in Alabama have put it on the market and I found a foreclosed HUD mobile home with land that myself and fiancee want to get a pre-approved on. Can you suggest a lender for a foreclosed HUD home with land. My fiancee has a VA certicate he can use to purchase a home. My credit score is about 630 never been late on my mortgage payment I"ve had for almost 6yrs. My fiancee credit probably mid 600 up. He is recently divorced owns a house in Kentucky that is a rental property never been late on his mortage payment. We are both wanting to be on the loan. The money I make off my house will go to payoff the one we want to purchase next, and my fiancee is retired Army yet his loan was a conventional didn't use the VA certification for his home. i have a credit score over 700. pre-qualified for 105,000 home and found out it was under contract, so i started searching again. Found a perfect 1994 mobile home on 22 acres for 50,000. My problem is that it does not have a foundation. I really want this home but i can't seem to find anyone who finances with no foundation or on acreage. Any one have any ideas? This price is too great to pass up..:-/

I am buying a four year old double wide approx. 2500 square feet on over 5 acres in Tennessee financed at 6.5% all which I got new. I want a lower rate that is it. I have been trying since rates went down with no luck and the last lender took me for all those incidentials - structural, appraisal - still no mortgage. Wish that one had been explained. Seems they wanted a concrete block foundation while my "permanent foundation" is an on-site sprayed concrete on a metal frame with insulation and such. DEAL BREAKER. I have great credit and don't owe anyone but my mortgage. Any suggestions?

I would like to refinance a 79 single wide mobile home on land. Property is not title eliminated but can be. No foundation, but tie downs. The property is assessed at 66.000 and the mobile and outbuildings at about 10,000. Owed is 39,000 at 10.5% with 15 yrs left on a fixed 30 yr loan. Credit is upper 700's. Is there a refinance loan available for me somewhere? I want to get it paid off in the next 7-10 yrs so I can retire without a mortgage pmnt. which a lower rate would allow me to do. Hello, all! Hubby and I are prospective first-time home buyers and are thinking of buying a vacant lot and putting a mobile home on it, perhaps with an eye toward building a house later. We're both employed full-time and have excellent credit (scores above 700) and no debt (credit card paid off in full every month, car paid for), but our income is not large, at least not by California standards, and we only have about $30,000 for a down payment.

Anybody ever bought a mobile home as their first house? Are we crazy to even think about doing it this way? Is FHA our only choice for a loan? Who would give us a loan? Any and all advice is welcome. Thanks so much!

Land is always a good investment if you purchase in an appreciating location, so choose your location wisely. In the future, you can always rent the mobilehome and the house, and refinance the realestate to pull out your equity and buy more property as your investment appreciates in value. In the long run, you can build your real estate portfolio to provide you with income throughout your youth and long after retirement age when social security benefits will likely be extinct. I live in Oklahoma and own 1.6 acres with a 1984 doublewide and a 20x30 metal building. I am asking 45,500. Had buyer. Was denied due to the issue of being moved more than once. DW is in very good conition considering its age. Still could use a
little work (roof, hotwater tank, well pump have all been replaced)

Is there any place that would loan on this that I can give to the prospective buyer.

Land is deeded DW is still titled has not been retired into real property yet. Also is retiring it the route I should take.
